Cottage Homesite: Cottage owners choose from a range of thoughtfully designed floor plans. Our design partners have created four striking new floor plans inspired by the Sedge Village sites to go along with Sand Valley’s existing floor plans.

Estate Homesite: Estate owners may design a fully-custom residence by working with one of our approved architects who have helped create and define the Sand Valley living experience. Plans are subject to review and approval by the architectural review committee.

Cottage Homesite: Cottage homesites support one 2 or 4 bedroom residence and a garage or storage barn.

Estate Homesite: Each homesite has a designated building envelope in which all development must occur. Examples of permitted structures include single-family dwellings, guest residences, pools, private trails, and more. All buildings and structures are subject to approval by the architectural review committee.

Cottage Homesite: Yes, expect to break ground within six months of closing on your homesite.

Estate Homesite: There is no building requirement on estate homesites. Owners may initiate the building process at their own discretion.

Cottage Homesite: For a cottage residence, the construction period is on average 8-9 months.

Estate Homesite: For an estate residence, the construction period is on average 14-16 months.

No, Sand Valley homeowners may participate in the rental program at their own discretion.

The rental split is 60/40 (resort/owner) regardless of the residence size, type, and location. All residences placed in the Sand Valley rental program can be rented by any resort guest throughout the year.

Cottage Homesite: Owner HOA fees and the rental split cover housekeeping, maintenance, and property checks while an owner is not staying at their residence.

Estate Homesite: We offer a variety of additional services to estate owners. Some of the additional services available to homeowners include: monthly residence walk-throughs; routine maintenance; grocery shopping; window cleaning and more.
